Accounts Receivable Coordinator

Atlas Rental Property, one of the fastest-growing property management companies in the Southeast, manages approximately 1300 properties in central and north Alabama as well as Chattanooga, Tennessee. We are seeking an Accounts Receivable Coordinator to join our team!

  • Communicate with all tenants on rent payments (Calls, texts, emails, portal messages) Including but not limited to: 
    • Past due rent, rent payment arrangements, prorated rents, eviction notices, etc.
  • Posting rental payments daily 
  • Completing bank deposits and balancing them in PropertyWare
  • Posting all deposits and first month's rent that are received from new tenants
  • Verifying occupancy/vacancy (remote and in person)
    • Notice Given Reports and Dashboard in PW
    • Alabama Power Dashboard
  • Collections of terminated ledger
    • Sending and communicating with the attorneys
    • All ledgers with balance over 1k sent within 90 days of Vacating
  • Assisting with Eviction Notice creation, posting, and handing over to attorney
  • High levels of team collaboration as NON paying tenants effect multiple departments
  • Review all applications as soon as possible or at the latest within 24 hours of having the application marked “Pending AR Disposition”
    • Given the position of leasing, it is vital we capitalize on all applicants.  It is the responsibility of the AR Coordinator to monitor all applications and review immediately.  We tend to lose the tenant if more than 2 days pass without any indication of approval or denial
    • Doing Rental references and employment verification for all applicants
    • Running all applicants through TLO and Local court locator (Alacourt)
  • Overseeing VAs progress for application follow up and initial screening
  • Communication and conflict resolution with Leasing team on applications 
  • Section 8 Duties 
    • Communicating with case workers for applicants
    • Going to the office and signing the leases that require a person, when needed
    • Tracking all Section 8 KPIs (days to rent, sign contract, SD to signing, etc.)
    • Update Section 8 spreadsheet DAILY or as needed

Must be proficient in: 
  • Excel, Word, PowerPoint
  • Cloud based Software
  • Typing speed of 30 WPM Minimum
